Why are your prices cheaper than a typical high street estate agent?
Unlike the average high street agents, we have far fewer overheads and therefore we can pass these savings on to you.
How long will my listing be advertised for?
As standard your property will be advertised for 6 months. If your property has not sold within this period we can arrange to extend this for you and conduct a review to identify why.
How quickly can you visit?
It varies on availability in your area, on average we can normally conduct the home visit within 3-5 working days after payment has been received.
After you visit my home, when will I be on the market?
Depending on your package, after your details have been uploaded to the Yellow Stag portal you should be able to view your property online within 36hrs. If your package contains photography and floor plans we aim to have you live on the property websites within 72 hours after your home visit.
Do you conduct the viewings?
This isn’t a service we offer, we believe that no one is more qualified than you to show prospective buyers around your property.

What is an Energy Performance Certificate (EPC)?
An energy performance certificate (or EPC) is a legal requirement for everyone selling their home in the UK. An EPC gives a property an energy efficiency rating from ‘A’ (most efficient) to ‘G’ (least efficient) and is valid for 10 years. If you have purchased the property or had an EPC conducted within the last 10 years you will not need another unless, you have made alterations that affect the energy performance of your property (insulation, double glazing, extension).

Will I need a solicitor when selling my property through Yellow Stag?
Yes, as with most estate agents when selling your property you will need to appoint a conveyancing specialist or solicitor to handle all the conveyancing for you. We can recommend a conveyancing specialist to you or you can use your own solicitor if preferred.
What is Conveyancing?
Conveyancing refers to all of the legal and administrative work associated with transferring the ownership of buildings or land from one person to another.
The conveyancing will begin after you have mutually accepted an offer on a property. It will end once the final contracts have been signed by both parties and all monies have been transferred, completing the sale.
What area do you cover?
Currently we only advertise properties situated within the UK mainland and there maybe an additional charge for the highlands of Scotland.
What professional bodies are you members of?
We are proud members of the Property Redress Scheme and registered with the HMRC for anti-money laundering to help give you absolute peace of mind.
Are there any hidden fees?
There are no hidden fees at Yellow Stag. We pride ourselves on being a transparent company and every package is based on a one-off fixed fee.
Will you value my property?
We can offer a free estimate based on the properties recently sold in your area. Our recommendation is purely a guide, we will always list your property at the price that you are happy with. Please email firstname.lastname@example.org.
Can I change the asking price during the listing?
Certainly. Just let us know and we will update the price for you at any time during the listing.
Can I cancel my listing?
Yes, you can cancel your listing at any time either via the ‘my account’ page or by sending us an email.
Which payment methods do you take?
We accept either PayPal or credit & debit cards via Stripe payment gateway ensuring all your details are secure.
